Summerville . . . We’re starting the tour with Summerville because, quite frankly, well over
half of people relocating to Charleston from another area end up choosing Summerville because homes are still affordable, and the schools are some of the best in South Carolina. For school information, we always recommend you do your homework on the school specific to the neighborhood you’re considering. One place you can do this is myscschools.com. You’ll find report cards on school districts and individual schools. When you’re searching on www.move2charleston.com, if you click on “more information” it will tell you the schools. Ask a realtor for “Sales Activity Statistics” for current average home sales prices, days on market etc.
Comparatively speaking, homes in Summerville will be tens of thousands of dollars less expensive than East of the Cooper or West of the Ashley. The drive to downtown Charleston is a bit longer starting at about 30 minutes for the near edge of
Summerville, versus 10-20 minutes from the other areas depending on bridge traffic. (click to search Summerville Homes for Sale).
For Air Force transferees, Summerville is especially ideal with Dorchester II schools and short commute times. There is a wide variety of nice communities less than a 20 minute drive from the main gate. For the Navy Weapons station or anyone working near the former naval base, the newly improved Ladson Road offers many newer communities with short commute times.
Known as “Flowertown in the Pines” residents and visitors alike enjoy the wide array of colors offered by the azaleas and magnolias as well as the plentiful shade. Summerville’s historic district is quite lovely with homes dating back to the 1700’s and a historic commercial district with shopping, restaurants, antiques, and more. Dozens of choices of communities are available from historic to starter homes. Summerville is being called the new Mt. Pleasant with robust expansion
plans involving the addition of tens of thousands of new homes in the next ten years. Since Mt. Pleasant has priced itself out of the market for a typical homebuyer, Summerville is the next logical choice.
Summerville has a recently updated contemporary shopping area close to I-26 with Target, Kohl’s as anchor stores, a 16 theater entertainment complex and restaurants. Across 17A is the more established shopping center with WalMart, Lowes, Home Depot, Belk and Summerville’s only Starbucks.
There is a plentiful selection of communities available including historic homes, brand new starter communities, with a pretty wide gap in the middle. There was very little development between the original settlement and the 1960’s, with most community development starting in the 70’s. If you’re looking for a bargain on a solid home in need of updating, there is lots to choose from. Historic homes are in limited supply with a very high demand as sell for a substantial premium…at least $200,000. (a small cottage that might sell for $120,000 in a standard subdivision could be well over $300,000 in the Summerville historic district.)
